Co-living basics
What is co-living?
Co-living means renting your own private, furnished bedroom in a professionally managed home, and sharing the kitchen, living areas and workspace with a small group of other professionals. You get your own space, a ready-made community and one simple monthly payment that covers your bills.
Who lives in a Premier home?
Working adults who want quality, flexible housing without the cost of a studio: young professionals, healthcare and travelling medical staff, teachers and public-sector workers, remote and hybrid workers, graduate students and interns, and people relocating to Florida.
How many people share a home?
Our homes are designed for a small group, so it never feels crowded. Our first home in Riviera Beach has 6 private bedrooms.
Is my room private?
Yes. Your bedroom is your own private space. The kitchen, living areas and workspace are shared with your housemates.
Pricing and what’s included
How much does a room cost?
Private rooms are $800–$1,450 per month, all bills included. The price depends on the room’s size, whether the bathroom is shared or en-suite, and the location.
What’s included in the price?
Your fully furnished private room, electricity, water, high-speed Wi-Fi, professional cleaning of the shared areas, maintenance and repairs, and a dedicated property manager. There are no utility accounts to set up.
Are there any other costs?
Before you move in you pay your first month’s rent and a refundable security deposit equal to one month’s rent. There are no broker fees. A few optional extras, like private-room cleaning or parking at homes that have it, can be added if you want them.
Is it cheaper than renting a studio?
For most people, yes. Once you add up rent, utilities, internet, furniture and cleaning for a studio or one-bed, an all-inclusive Premier room usually works out noticeably cheaper, with none of the setup.
Leases and moving in
How long can I stay?
Most residents stay 6 to 12 months, and we keep terms flexible. Tell us your timeframe when you register and we’ll find a fit.
Do I sign a lease?
Yes. You sign a Florida-compliant room rental agreement for your private room, with shared use of the common areas. Everything is signed digitally.
How do I apply?
Register your interest, then view the home in person or by video. If it’s right for you, complete a short online application including standard screening (ID and background check, income verification and references). Once approved, you sign digitally and pick up your keys.
Can I view a home before I commit?
Yes. Once a home opens you can view it in person or join a live video walkthrough.
When can I move in?
Our first home, a 6-bedroom home in Riviera Beach (West Palm Beach area), is under renovation now. Join the waitlist and you’ll hear about rooms before they’re listed publicly.
Living in a Premier home
Who cleans the home?
Shared kitchens, living spaces and communal areas are professionally cleaned on a regular schedule. You look after your own room, and private-room cleaning is available as an optional extra.
What happens if something breaks?
Report it to your property manager and we’ll sort it quickly, using our own team and vetted local tradespeople.
Do I share a bathroom?
It depends on the room. Some rooms share a bathroom and others have their own en-suite, which is reflected in the price.
Can I have guests, pets or a car?
Guests are welcome within simple house rules that we share with you before you sign. Our homes are pet-free, so we can’t accept pets. Parking is available at some of our homes, so ask us about the one you’re interested in.
Is there a community?
Yes, but it’s never forced. We bring together like-minded professionals and create shared spaces and occasional get-togethers. Your room is yours, and the community is there when you want it.
Where we operate
Where are your homes?
We are developing homes across three Florida markets: Tampa / St. Petersburg, Orlando and West Palm Beach. Our first home is in Riviera Beach, in the West Palm Beach area.
Who runs Premier Co-Living?
Premier Co-Living LLC is a Florida company founded by James Hardy, who brings 25 years of hands-on property and co-living experience from the UK. Every home is managed by our own team.
