A British property entrepreneur, building in Florida
Premier Co-Living LLC pairs 25 years of European property experience with the energy of America’s fastest-growing co-living market, operated hands-on, with a genuine commitment to both residents and investors.
James Hardy
James is a British property entrepreneur and director of J R Hardy Properties Ltd in the UK, with 25 years’ experience investing in and managing residential property across Europe, where he has built and operates a portfolio worth around $40 million with more than 600 tenants managed in-house.
Across that time he’s built a deep, practical understanding of what makes residential property work: buying well, refurbishing to a high standard, and, above all, managing homes properly so they perform month after month. Co-living was the natural next step: a model that delivers better living for tenants and stronger returns for investors at the same time.
Seeing the scale of the opportunity in the United States, James founded Premier Co-Living LLC to bring that proven, hands-on approach to Florida, relocating to commit to the business and its markets full-time.
A family building a future in Florida
For James, the move to the US isn’t a paper exercise; it’s a family putting down roots. He’s relocating with his wife and young daughter, drawn by the same things pulling thousands of professionals to Florida: opportunity, lifestyle and a place to build something lasting.
Away from property, James is a keen competitive runner and golfer, a winner of the British Speedgolf Championships. It’s the same temperament he brings to business: disciplined, energetic, and in it for the long game.
To bring the proven European co-living model to the United States: helping to ease the housing affordability crisis, building genuine communities, and raising the standard of living in American neighbourhoods.
What we stand for
Flexible, community-focused homes that people love to live in, operated to a professional standard that rewards everyone involved.
Quality homes
We only operate homes we’d be happy to live in ourselves: well-designed, well-maintained and genuinely comfortable.
Genuine community
We bring people together thoughtfully, creating homes where professionals can connect, not just co-exist.
Professional standards
Responsive management, clear communication and proper documentation in everything we do.
Cash-flow discipline
A business built on real, recurring income that’s sustainable for residents and investors alike.
Fully in-house, never outsourced
The quality of a co-living home lives or dies on how it’s run day to day. That’s why we keep operations entirely in-house, rather than handing them to third-party agents.
It means faster response times, a consistent standard across every home, and tighter control of costs, which is better for residents and better for the bottom line.
Dedicated property manager
A single, accountable point of contact for every home and every resident.
In-house maintenance team
Our own team handles repairs and upkeep quickly, properly and to our standard.
Professional communal cleaning
Shared kitchens and living spaces are professionally cleaned on a regular schedule.
Gardeners & grounds upkeep
Lawns, gardens and outdoor areas kept tidy and welcoming year-round.
Three markets, one thesis: growth
Florida is among the fastest-growing states in the country, with sustained in-migration of exactly the professionals co-living is built for.
Tampa / St. Petersburg
A booming jobs market, no state income tax and a waterfront lifestyle pulling in professionals from across the country.
Orlando
A fast-diversifying economy beyond tourism (tech, healthcare and aerospace) with constant in-migration of young professionals.
West Palm Beach
A magnet for finance and professional services relocating south, affluent and growing, ideal for premium co-living.
